If a technician identifies something that cannot be resolved, such as abraded traffic lanes or a pet contamination that reached the pad, that is worth knowing before a buyer’s inspection raises it. Finding out from your own contractor gives you options; finding out from a buyer’s inspector does not.

The judgement call on replacement

The general answer is that cleaning is almost always the better return, because buyers discount replacement carpet at their own taste anyway.
