What You Should Know About Oregon Deposits

Three things worth understanding before you pay for anything.

ORS 90.300 sets real limits

Under Oregon law a landlord may deduct carpet cleaning from a deposit only where the cleaning uses a machine specifically designed for cleaning carpets, the carpet was cleaned or replaced before you took possession, and the written rental agreement says the landlord may deduct regardless of whether you clean. Thirty-one days, itemized

Landlords must return deposits within 31 days with an itemized written statement, and cannot charge for ordinary wear and tear. Carpet dulled by normal traffic over years is generally wear; a pet urine saturation is not.

Request a pre-move-out inspection

ORS 90.300 also gives tenants the right to request a walkthrough before moving out, which lets you address problems before they are documented against you. Doing this before booking cleaning tells you what actually needs treating.

We identify fiber type, test for colourfastness and check for pre-existing damage. If a traffic lane is abraded rather than soiled we tell you before you pay, because no method reverses fiber abrasion.

Corner Guards & Blocks

Guards on wall corners so hoses do not scuff paint. Furniture on blocks and tabs — metal feet on damp carpet leave permanent rust marks, one of the most common failures on a rushed job.

Dry Pre-Vacuum

The step cheap operators skip. Dry mineral grit must come out before water touches it. Wet it first and you turn abrasive powder into a slurry that drives deeper into the backing, where extraction cannot reach it.

Edge Detail & Dwell

Filtration soiling along baseboards needs separate treatment. Then solution matched to fiber and soil with real dwell time. Dwell time is free — skipping it is why a cheap clean looks clean for two weeks.

Hot Water Extraction

Truck-mounted extraction at high temperature and vacuum. The goal is removing solution as thoroughly as it was applied; residue left behind attracts new soil and causes rapid resoiling.

Grooming & Walkthrough

Pile groomed in one direction so it dries evenly and resists matting. High-velocity air movers on request. Then we walk the property with you and leave a written invoice.

What’s included every time

How long does a job take?

A three-bedroom home usually takes 2.5 to 3.5 hours on site. That is deliberately longer than a franchise visit — dry pre-vacuum and dwell time are where the result comes from.
