Our flat rate is $79 per room up to 250 square feet, or $289 for three bedrooms including hall and living room, with nothing added at the door.
Why is there a minimum service charge?
Our minimum is $149. Truck-mounted equipment, travel and setup cost roughly the same whether we clean one room or five, so a minimum keeps small jobs viable without inflating the per-room rate for everyone else.
How long does carpet take to dry in Bend?
Three to six hours to touch-dry with air movers running and windows open, fully dry within 24 hours. Bend dries considerably faster than the Willamette Valley or the coast because relative humidity here is far lower. Winter, with the house closed and the furnace running, takes longer.

Can you walk on carpet after steam cleaning?
Yes, with care. Clean socks are fine almost immediately. Avoid shoes and bare feet for about six hours and keep pets off until dry to the touch. Do not replace furniture until fully dry, or metal and wooden feet can leave rust and stain marks.
How often should carpets be cleaned in Bend?
Twice a year suits most Bend homes rather than the generic annual recommendation — once in April or May after winter traction cinders are tracked in, and once in late summer or autumn after pollen and wildfire smoke season. Which is better, Chem-Dry or steam cleaning?
Neither is universally better. Carbonation-based cleaning uses less water and dries faster, which suits light to moderate soil. Hot water extraction has far greater rinse and vacuum capacity, which matters for embedded mineral grit, heavy soil and urine contamination. In Bend, post-winter grit loads generally favour extraction.
Is professional cleaning worth it, or should I rent?
Rental machines make sense for a single small spill or a light freshen-up. They lack the heat, vacuum lift and rinse capacity to remove embedded mineral grit, and under-extraction leaves detergent behind that attracts soil and makes carpet resoil faster. Many Oregon leases also state explicitly that a rental machine does not satisfy a professional cleaning requirement.
Why does my carpet look matted and dull in the traffic areas?
Two separate causes. Pile crush is mechanical compression and is often recoverable with cleaning and grooming. Abrasion is different — hard particles like pulverized basalt cut the fiber’s reflective surface, and that dulling is permanent. Winter traction material makes abrasion far more common in Bend than in most markets.
Does steam cleaning remove carpet dents from furniture?
Usually, for dents rather than damage. Moisture and heat let compressed fibers relax and recover. Permanent crushing from decades under heavy furniture, or fiber already abraded by grit, may not fully recover.

Do I have dust mites in my carpet in Bend?
Usually not. Dust mites absorb water from ambient air and need roughly 55 to 75 percent relative humidity to survive, dying within seven to ten days below 50 percent. Bend’s high-desert climate sits well below that for most of the year, so mites are generally absent unless indoor humidity is artificially raised — for example by an evaporative cooler.
What is actually in Bend carpet if not dust mites?
Pulverized basalt and volcanic cinder from winter road traction, juniper and sagebrush pollen, wildfire PM2.5, pet dander and urine salts, and fine mineral dust circulated by crawlspace ductwork. The grit is the one that causes permanent damage, because it is abrasive rather than merely dirty.
Does carpet cleaning remove wildfire smoke smell?
Often a substantial improvement, if the deposited particulate is removed rather than masked. Wildfire smoke settles PM2.5 into carpet, rugs and upholstery, which then act as reservoirs releasing odor for weeks after the air clears. Where smoke penetrated wall cavities or HVAC ductwork, soft-surface cleaning alone will not finish the job.

What is the best way to remove pet urine smell?
Locate the full extent with UV inspection, then treat at the depth the contamination actually reached. Surface deodorizers only mask odor because urine penetrates into backing, pad and sometimes subfloor, leaving salts that reactivate with moisture. Where saturation is severe, pad replacement is the only lasting fix.
Why does pet odor come back after cleaning?
Because the treatment did not reach the source. Urine salts left in backing, pad or subfloor draw moisture from the air and reactivate, which is why the smell is worse on damp days and after cleaning. Reaching the correct depth is what prevents recurrence.
Can you remove old pet urine stains?
Odor is usually resolvable where contamination has not saturated the pad. Visible staining is a separate question — urine can permanently alter carpet dye, and that colour change does not reverse with cleaning. We assess both separately and tell you which you are dealing with before you pay.
Renting, Moving and Oregon Law
Can a landlord charge for carpet cleaning in Oregon?
Only under specific conditions. Under ORS 90.300 a landlord may deduct carpet cleaning from a deposit only if the cleaning uses a machine specifically designed for cleaning or shampooing carpets, the carpet was cleaned or replaced before the tenant took possession, and the written rental agreement states the landlord may deduct carpet cleaning regardless of whether the tenant cleans first. Landlords must return deposits within 31 days with an itemized statement and cannot charge for ordinary wear and tear. This is general information, not legal advice.
Do I have to steam clean carpets when I move out in Oregon?
It depends on your lease. Many Oregon rental agreements require professional cleaning with a receipt at key handover and state explicitly that a rental machine does not qualify. We provide an itemized written invoice suitable for that purpose.

Do you clean wool and Oriental rugs?
Yes, using pH-neutral chemistry, controlled moisture and colourfastness testing before any solution is applied. Wool is alkaline-sensitive and can shrink or yellow if treated like synthetic carpet. Antique pieces, silk, and rugs with heavy urine contamination are better served by full-immersion washing at a dedicated rug plant, and we will say so rather than take the work.
What do the W, S, WS and X codes on my furniture mean?
They are manufacturer upholstery cleaning codes. W means water-based cleaning is safe, S means solvent only, WS means either is acceptable, and X means vacuum only with no liquid at all. Using water on an S or X code fabric causes permanent rings, shrinkage or damage, which is why we locate and check the code before quoting.
