We ask a short set of questions before quoting, because a flat rate has to be built on something real rather than guessed at and corrected later.

• Approximate square footage or room count — and whether any room is unusually large, since most rooms are capped around 250 square feet.
• Number of stair flights and hallways — these are priced separately and we would rather tell you now than at your door.
• Pets in the home — and whether there have been accidents, which determines whether UV inspection is needed.
• Carpet type if you know it — wool needs different chemistry and different pricing than nylon.
• When it was last professionally cleaned — this tells us the likely soil load.
• Parking and access — particularly for condos, upper floors and gated resort communities.

From that we give you a flat figure. That figure is what you pay unless we find something on arrival that changes the scope, in which case we tell you before starting rather than adding it afterwards.

Booking a Rental Turnover

If you manage a short-term rental, tell us the changeover window when you call. We will tell you honestly whether it is achievable and which method fits it. For very tight turnarounds low-moisture cleaning is ready in about one to two hours; where the carpet has a heavy grit or odor load we will recommend full extraction and a longer window rather than miss the deadline or compromise the result. Recurring schedules and itemized invoices for owner reporting are both available.

Moving Out Soon?

Tell us your key handover date when you call. Most Oregon leases requiring professional cleaning also require a receipt at handover, and we provide an itemized written invoice suitable for that purpose. Carpet is touch-dry in three to six hours and fully dry within 24, so leave a day between cleaning and handover where you can.

Do I need to be home during the cleaning?

Not necessarily, though we recommend being present for the walkthrough so scope is agreed before we start. For second homes and rentals we coordinate with property managers and provide a written record of findings.

Is there a minimum charge?

Yes, $149. Equipment, travel and setup cost roughly the same whether we clean one room or five, so a minimum keeps small jobs viable without inflating the per-room rate for everyone else.
